Repairs - Responsibilities
The Association is responsible for the following repairs:
- Structure - repairs to the building, including the roof, walls, floors, ceilings and window frames
- Plumbing - including drains and gutters, hot and cold water supply and blocked sinks and toilets
- Kitchens and bathrooms - including kitchen units, sinks, wash hand basins, baths, toilets (if they were provided by us)
- Electrical - including wiring, switches and sockets, light fittings, smoke detector, extractor fan and communal tv aerial
- Heating - gas and electric central heating, gas fires and gas pipes (if installed by us)
- Front doors and glass in windows - but only if the door or glass was broken by vandalisn/burglary and you have reported it to the police
- Gardens and paths - clothes poles, footpaths, paving slabs, bin stores, fences and gates etc, where fitted by us
The tenant is responsible for the following repairs:
- looking after fixtures and fittings in the flat
- replacing light bulbs
- broken glass and damaged front door, unless you can show that the glass or door was broken by vandalism/burglary
- the keys to your flat - we will charge you for the cost of gaining access to your property if you lose your keys
- connections made to gas or electric cookers and washing machines
- anything which belongs to you or has been installed by you
- floor coverings
- anything that has been installed by a previous tenant that you agreed should be left in the property
- arranging gas and electricity supply to your home
