• The recent Single Building Assessment (SBA) identified that we need to update evacuation procedures
• When the buildings were originally constructed, they met all regulations in place at the time. Since then, regulations have become more stringent, particularly around cladding and fire safety
• As a result, the previous “stay put” guidance is no longer appropriate and residents must evacuate immediately, using the stairs and go directly to the assembly point at the front of Golspie Street
Residents must evacuate immediately:
• Leave the building right away
• Use the stairs only. Do not use the lift
• Go directly to the assembly point at the front of Golspie Street.
This applies to all residents in the affected blocks.
• We understand your feelings about safety. The building is safe, we are simply changing the evacuation process in the event of a fire.
• All residents in affected blocks should follow the updated evacuation guidance at all times
• This is a name given to a fire evacuation strategy where all the occupants of a building leave immediately rather than staying put.
• For you, this means following the fire evacuation instructions in your letter, on your FIRE EVACUATION PROCEDURE poster and FIRE EVACUATION PROCEDURE posters in public areas of your building ie residents must evacuate immediately, using the stairs and go directly to the assembly point at the front of Golspie Street.
• Updated signage will be installed in all communal areas.
• A poster explaining the new evacuation procedure has been provided for residents to display at home.
• It is important that stairwells are completely clear of any items to keep everyone safe in the event of an evacuation.
• Weekly documented inspections of communal areas will now take place.
• Further remediation works to the building will happen in due course once funding has been given by the Scottish Government
• New smoke and heat detectors will be installed on every landing
• A full remedial programme of works will be undertaken to all fire doors
Weekly checks help ensure:
• Escape routes remain clear.
• Fire doors and smoke vents are not tampered with.
• Any damage or obstructions are identified quickly.
These inspections are part of maintaining compliance with fire safety requirements and maximising the safety of everyone within the building in the event of a fire or evacuation.
• Items such as bikes, prams, furniture, or personal belongings must not be stored in landings, corridors, lobbies or public areas,
• If obstructions are repeatedly found, the organisation may:
o Remove items,
o Take enforcement action where necessary.
This is to ensure safe evacuation routes for all residents.
• Automatic Opening Vents (AOVs) open automatically when smoke or heat is detected.
• They help keep escape routes clear of smoke.
• Misuse or damage to AOVs is a serious safety risk.
• Weekly checks will include ensuring AOVs have not been tampered with.
• No, all occupants of the buildings should follow the same fire evacuation procedures
• The organisation is working with the Scottish Government through the Single Open Call (SOC) process.
• The aim is to upgrade cladding on affected properties.
• Progress depends on actions taken by the Scottish Government.
• Residents will be updated as the SOC process moves forward.
